A system, not a pile of printables

A calm, organized way to manage your home.

The kit helps you identify the systems you own, schedule safe routine check-ins, document service and repairs, and recognize when it’s time to call a professional.

01

Start with what you have

Build a home profile, record shutoffs and equipment, then turn on only the tasks that apply to your house.

02

Keep up without guessing

Use seasonal planning, monthly check-ins, and a schedule that accounts for Texas heat, storms, freezes, drainage, and irrigation.

03

Keep the records that matter

Capture repairs, warranties, contractors, filter sizes, project budgets, and future expenses in one place.

Everything in the download

A complete home-maintenance system for one household.

66-page Texas homeowner guide

Clear maintenance planning, safety boundaries, Texas seasonal guidance, warning signs, and practical escalation cues.

82-page printable binder

A coordinated, print-ready binder with setup help, an annual plan, and all the core record forms.

32 individual form sets

Use only what you need: maintenance logs, warranties, appliance records, storm documentation, project budgets, and more.

Editable Excel workbook

An 18-sheet macro-free workbook with a dashboard, 88 seeded maintenance tasks, drop-downs, formulas, alerts, and planning tools.

Files are delivered as a single organized ZIP download. The workbook is designed primarily for Microsoft Excel 2019/2021/365; Google Sheets should preserve core values and standard formulas but may alter some Excel-specific formatting.

Texas has its own rhythm

Plan around the season - without pretending every Texas home is the same.

The kit uses local-weather and system-aware planning prompts. Manufacturer instructions, local rules, permits, HOAs, warranties, and professional advice still control.

Spring

Reset outdoor records, observe drainage and exterior conditions, and plan ahead for cooling season.

Summer

Track filters, cooling performance, irrigation observations, and heat- or storm-related issues.

Fall

Review roof and gutter observations, weather sealing, emergency contacts, and heating readiness.

Winter

Use the freeze-preparation and severe-weather checklists, then document any storm or water event.

Made for the first year and every year after

Finally have one home for your home information.

First 30 days

Work through a practical move-in sequence and locate the information you will want before there is an urgent problem.

Repairs & service

Keep a history of who did what, when, at what cost, and where the receipt or document is stored.

Warranties & appliances

Record models, serial numbers, warranty dates, and filter details before they get lost in a drawer or email thread.

Projects & major expenses

Plan improvements and future costs without mixing them into routine maintenance spending.

Questions, answered

Before you buy

Is this a repair manual or a home inspection?

No. It is an organizational and planning system. It provides general homeowner maintenance information, safe observation prompts, and guidance on when to contact a qualified professional. It does not diagnose defects or replace professional advice.

Do I need to print everything?

No. You can use the Excel workbook on its own, print the full binder, or print only the individual worksheets that fit your home and your filing system.

Will it work for my particular Texas climate and house?

It gives a Texas-aware planning framework, but Texas conditions and homes vary. You customize the schedule for your systems, manuals, warranties, local rules, and actual weather.

Is the workbook compatible with Google Sheets?

Core values and standard formulas should carry over, but Microsoft Excel 2019/2021/365 is the primary target. Google Sheets may change Excel Table styling, data validation, conditional formatting, freeze panes, or formula previews.

Can I share it with someone else?

The license covers one purchaser and one household. It does not permit resale, redistribution, blank-template sharing, public posting, or commercial or multi-property use.
